Contract Administration - Roof Renewal

APA were appointed as Contract Administrators for a roof renewal project to a podium roof of a modern mixed-use development in Hackney, London. The instruction followed persistent water ingress into the commercial units situated directly beneath the roof level, prompting urgent remedial works.

Initial investigations conducted by APA revealed multiple breaches in the existing single-ply membrane. These failures had led to saturation of the underlying insulation, significantly compromising the integrity of the roof structure. The extent of the damage necessitated a complete strip and replacement of the waterproofing system.

APA provided a detailed technical specification for the renewal works. This included:

  • Full removal of the existing membrane and saturated insulation;
  • Installation of a new Westwood Wecryl waterproofing system, known for seamless application;
  • Design enhancements to encapsulate all planters and door threshold details, addressing previous weak points in the roof system;
  • Replacement of existing tiling and cladding with new, high-quality tiling to elevate the overall aesthetic and durability of the roof.

APA oversaw the implementation of this robust design, ensuring all elements were installed to a high standard and in accordance with manufacturer guidelines.

The project was successfully completed, delivering a fully watertight roof that not only resolves the long-standing water ingress issues but also improves the visual appeal of the space. As part of the new roofing system, the client received a 20-year guaranty, offering long-term peace of mind and assurance of performance.

What led you to this career?
My passion for building started whilst assisting my father on building sites during the school holidays.  I began my professional career as an Architectural Technician predominantly assisting in the conversion of many barns and churches.  This subsequently developed into a professional Building Surveying career within various organisations, leading teams in delivering quality services to clients in varied areas such as the financial, social housing and private high-end residential sectors.
What energises you about working at APA?
Managing my own company allows all sorts of freedoms and opportunities to streamline my expertise and knowledge.   Creating a hardworking but more importantly supportive environment for others to develop and prosper.  I’m able to change and adapt as necessary and this keeps me enthused about the continued development and growth of APA.
What keeps you busy outside of work?
Away from the office, I can often be found either training for, or participating in events such as triathlons and cycling events around Europe, or a leisurely hike in the hills.  I also enjoy a strange gig or ten, art events and a lovely meal in a fine restaurant.
