APA were instructed as Contract Administrators to undertake the full external repair & redecoration works to this residential development, located in Redhill, Surrey. The development is comprised of four separate blocks, containing a total of 39 flats. Two of the blocks are Grade II listed and were previously converted from an Edwardian Board School, constructed circa 1905, and the entire site was refurbished in 2010-2011 at which time, two further blocks were constructed.
The works included roof cleaning and repairs, render repairs, window repairs, rainwater goods & foul waste repairs and full redecoration works. Key defects identified included rotten timber fascias and windows, blown render, poor leadwork detailing, leaking gutters and failure of historic patch repairs to the roofs. The works were completed in February 2024 in which the project was delivered to the client brief and within the budget.
