APA were appointed by the leaseholder of a ground-floor, one-bedroom flat following an extensive escape of water from the property above, which caused significant internal damage. Initially instructed to represent the leaseholder during negotiations with the insurer and loss adjuster for the initial strip-out works, APA’s role expanded to include settlement negotiation, project coordination and contract administration. An agreed cash settlement was secured, enabling the leaseholder to regain control of the reinstatement process and allowing the works to be delivered directly within six months of the original incident.
The project was completed in two principal phases. The first phase comprised extensive strip-out works, taking much of the property back to shell and core so that the full extent of the damage could be assessed and an appropriate reinstatement scope agreed. The second phase included structural repairs, renewal of the heating, hot water and electrical services, reinstatement of the acoustic ceiling construction, thermal upgrades to the external walls, replacement joinery, new flooring and full internal redecoration. The works also incorporated a new fitted kitchen, a reconfigured modern bathroom, replacement double-glazed units and a range of separately instructed improvements. APA coordinated the contractors through to completion, maintained liaison with the client and ensured that both the insurance requirements and wider improvement objectives were achieved. The completed flat now provides a high-quality, modern and practical living space with upgraded services, improved thermal performance and entirely renewed finishes.
