APA were instructed to investigate ongoing water ingress issues affecting various areas of a mixed use residential / commercial development containing a total of 45 flats and four commercial premises. The water ingress had been ongoing for a significant period of time prior to APA’s appointment. Dampness was reported as affecting five flats located in a vertical run, along with water ingress occurring to the ground floor commercial unit. Following a review of the historic information provided by the property managers, APA undertook multiple methodical inspections of the building, and coordinated the opening up works of various areas, until the source of the water ingress was noted as being significant tears in the single ply roofing membrane located on a roof terrace of an upper floor property.
Temporary repair works were immediately instigated resolving the initial water ingress to the affected properties, whilst longer term remedial measures could be discussed and instigated.
