Defects Analysis - Water Ingress

APA were instructed to investigate water ingress issues affecting various areas of a residential development containing a total of 20 flats.  Dampness was reported as affecting six flats along with water ingress occurring to the basement car park, with one flat having been vacated prior to our involvement. APA undertook multiple inspections of the building, and coordinated the methodical opening up works and specialist leak detection works to identify separate defects to the upper floor flats, including a leaking joint on an incoming mains pipe of the top floor flat, and defective sealants serving the bathroom of the mid-level flat, which were culminating in significant water ingress issues to the ground floor flats and communal areas.  In addition, further opening up works and water testing was completed to the courtyard areas which identified further defects to the single ply membrane tanking system. 

A full detailed technical report was provided to the client and insurers which enabled initial repair works to be immediately instigated to address the water ingress, and extensive remedial works were subsequently undertaken via the insurers to put the property back into a habitable condition.

What led you to this career?
My passion for building started whilst assisting my father on building sites during the school holidays.  I began my professional career as an Architectural Technician predominantly assisting in the conversion of many barns and churches.  This subsequently developed into a professional Building Surveying career within various organisations, leading teams in delivering quality services to clients in varied areas such as the financial, social housing and private high-end residential sectors.
What energises you about working at APA?
Managing my own company allows all sorts of freedoms and opportunities to streamline my expertise and knowledge.   Creating a hardworking but more importantly supportive environment for others to develop and prosper.  I’m able to change and adapt as necessary and this keeps me enthused about the continued development and growth of APA.
What keeps you busy outside of work?
Away from the office, I can often be found either training for, or participating in events such as triathlons and cycling events around Europe, or a leisurely hike in the hills.  I also enjoy a strange gig or ten, art events and a lovely meal in a fine restaurant.
